Here’s a step-by-step basic driving route from Princess Juliana International Airport (SXM) to 1 Royal Tern Road, Seneca Building, Point Blanche, Philipsburg, Sint Maarten — assuming you’re driving yourself. (The airport and the Point Blanche neighborhood are both on the Dutch side of Sint Maarten.)

Step-by-Step Driving Directions

1. Start at Princess Juliana International Airport (SXM)

• You will exit the airport onto Airport Road (Route 1) heading east/southeast toward Simpson Bay/Philipsburg.

2. Continue on Airport Road (Route 1)• Stay on Airport Road as it becomes Walter Nisbeth Road after crossing the basin/lagoons.

3. Follow Walter Nisbeth Road toward Philipsburg• Continue straight on Walter Nisbeth Road — this is the main road into Philipsburg town.

4. Enter Philipsburg and continue toward Point Blanche along coast (Point Blanche is the area along the coast near the cruise port and Great Bay.)

• As you approach the cruise port area, follow signs or your GPS for Point Blanche / Great Bay / Port St. Maarten (or set GPS temporarily to ‘Bobby’s Marina’)

You should be on Juancho Yrausquin Boulevard (Great Bay Road). Continue past Bobby’s Marina, Fairway Mark It, and past the cruise port entrances.

Make a left onto GroundDove Road past the shipping companies, until you come to the fork in the road. At the fork, make a quick right then left so you are continuing up the road to the ocean.

Royal Tern Road intersects Ground Dove at the top, and the last building at the top of the road is #1 Royal Tern Road. While still on Ground Dove (at this point you are at the end of Ground dove where it intersects 'Royal Tern Road', swing to the right to position yourself at the gate’s front - to allow you to punch in the code. 

'Seneca Building' will be a sign label on the private wall surrounding the property.

Arrive at your destination (Seneca Building sign on wall) Use gate keypad. Code will be given.

Park in the Seneca building area (the designated parking spot is labeled 2.3  -in addition along the wall are visitor parking spaces).
